Frequently Asked Questions
General siding
If the damage is isolated to one wall or a few boards and the rest of the siding is sound, a repair is usually the right call. Widespread soft spots, gaps opening at the seams, paint that will not hold, and staining under windows point to a full siding replacement. Send photos with your message and we will tell you honestly which one your house needs.
For most homes in a wet climate, James Hardie fiber cement is the default answer: it does not rot, does not feed pests, and holds paint for a long time. Engineered wood costs less and looks warmer. Vinyl is the budget option and never needs painting. Cedar is the premium choice if you want real grain.
Roughly speaking, vinyl 20 to 30 years, engineered wood 25 to 30, fiber cement 40 or more, and cedar 30 or more with regular maintenance. Installation quality moves those numbers more than the brand does.
Yes, and it often looks better. Lap siding on the main walls with shingle or metal panel accents in the gables is a common combination.
Both are options. Prefinished panels arrive with a factory coating that outlasts field paint and carries its own finish warranty. Field painting gives you unlimited color choice. We will price both so you can compare.
We can. With the walls open it is the cheapest time you will ever have to add continuous exterior insulation or upgrade the weather barrier. Ask us to price it as a line item.
Usually. Profile and exposure are easy to match, color is harder on siding that has weathered. We will tell you honestly if a repair is going to be visible from the street.
Pricing & estimates
It depends on wall area, material, and how much repair the walls need once the old siding is off. The online estimator gives you a range for your specific house in about two minutes, and the on site visit turns that range into a fixed written price.
Yes, free and with no obligation. Call us or send the form on any page, we book a walkthrough, usually within two business days, and you get a written itemized quote after it. No deposit, no pressure, no upsell.
We measure every elevation, check the trim, soffit, and fascia, probe anywhere the wall feels soft, and look at how the siding meets the roof, windows, and grade. Then we walk you through material and color options at the house. Plan on about 45 minutes for a typical home.
Tear off and disposal, the weather barrier, flashing and trim details, the siding itself, fasteners, caulking, finish work, cleanup, and the permit where your city requires one. Known rot repair is its own line so you can see exactly what you are paying for.
Yes. You can prequalify in about two minutes with a soft credit check that does not affect your score. See the financing page for terms.
A 10% deposit when you sign holds your start date and lets us order materials. The next 40% is due when materials arrive and the crew starts tear off. The balance is due only after the final walkthrough, once you have seen the finished job and signed off. Any approved change orders, like added rot repair, are billed with that final payment, and you never pay ahead for work that has not been done.
Permits & legalities
It depends on the city. Many Puget Sound jurisdictions treat a like for like siding replacement as ordinary maintenance, while others require a permit once you change the wall assembly, add exterior insulation, or replace sheathing. We check your city before the job and pull the permit when one is required.
We do. We file the application, schedule any inspection, and hand you the closed out paperwork at the end. You never have to stand in line at a permit counter.
It surfaces when you sell. An inspector or title company that finds work with no permit on record can hold up closing until it is corrected, and an insurer can push back on a claim tied to it. Pulling the permit up front is far cheaper than fixing the record later.
Yes. We give you the material spec, profile, and color documentation your HOA architectural committee needs, and we will adjust the submittal if they come back with questions.

Timing & scheduling
Five to ten working days for most single family homes, depending on size, material, and how much repair we find once the old siding comes off. Repairs and single wall work are usually a day or two.
Siding goes on year round here. Late spring through early fall is the easiest stretch for painting and caulking, but a wet season siding replacement is routine for us because we only open as much wall as we can close the same day. If your siding is already failing, waiting for summer usually costs more in rot than it saves.
Sometimes we can start the same week you sign. It depends on the season, how busy the calendar is, and how quickly your materials come in. Spring and summer book up first, and special order colors or profiles can add time. We will give you a realistic start date with your quote.
Yes, within reason. Light rain does not stop a siding crew, and the weather barrier goes on as each section opens so the sheathing stays dry. We only strip as much wall as we can wrap and close the same day, so a wall is never left open overnight. In a real downpour or high wind we pause, and we will call you rather than let you find out from the driveway.
Yes. Siding goes on year round in the Puget Sound. Cold mostly affects the finish work: caulk and paint need the surface above about 40 degrees, so on the coldest days we save sealing and paint touchups for the warmest part of the afternoon or come back for them. Vinyl stiffens in the cold, so we set the right expansion gaps for summer. Shorter days can stretch the schedule a little, but they never change how the job is done.
For the estimate, yes, so we can talk through options and you can ask questions. For the install, no. The work happens entirely outside, and the crew lead keeps you updated either way.
The install
We stop, photograph it, and show you exactly what we found with a written price for the added repair before any extra work starts. No surprise line items at the end.
No. We tarp beds, move what we can, and work off ladders and staging rather than through your plantings. Anything fragile, tell us at the walkthrough and we will plan around it.
A dumpster sits on site for the duration and the crew cleans up daily, including a magnet sweep for nails. The final walkthrough does not happen until the site is clear.
Yes. It is loud during nailing hours, but the interior stays sealed and livable the entire time.
When it makes sense, yes. Those details are where most water gets in, and replacing them while the walls are open costs a fraction of doing it as its own job later. See soffit, fascia & trim.
Service areas
We cover 47 cities across the Puget Sound metro, including every incorporated city in King County plus south Snohomish and north Pierce County. Check the service area list, and if you do not see your city, ask anyway. We travel further for full siding replacement projects.
Material and labor pricing is the same everywhere we work. What changes by city is permitting, and on a few hillside or waterfront lots, the staging the crew needs to reach the walls safely. Both show up as their own line on the quote.
We focus on single family homes, townhomes, and small multifamily buildings. For anything larger, call and describe the project and we will tell you straight whether it is a fit.
Warranty & aftercare
Our workmanship, plus the manufacturer coverage on the siding itself. Full details, including what is excluded and how to file a claim, are on the warranty page.
Call the same number you called the first time. Workmanship issues get a crew back out, not a claim form. We would rather fix it fast than argue about it.
Rinse it once a year, keep plantings back off the wall, and check the caulking at windows and trim every couple of seasons. That is most of it. The maintenance guide has the rest.
